Direct Capital is specialised in letting residential space to expats in the Amsterdam region. We let upholstered as well as fully furnished apartments and houses. We presently have 150 properties in our management portfolio.

We have frequent daily contacts with parties looking to let their property and international organisations based in the Amsterdam area (e.g. the ‘Zuidas’) searching for a residential unit for international employees based in or near Amsterdam. Expats are an important target group for us, comprising approximately 300 rental units per year. In the overheated Amsterdam residential market, it’s critical to be able to respond quickly and flexibly to the needs of the market.
 

In our role as a rental agency and property manager, we also provide services to other estate agents and investors as well as private individuals looking to let their property.

OUR WORKING PROCEDURE IN BRIEF

  • Registering the property;
  • Placing the rental property on approximately 10 sites, including the FUNDA website;
  • Drawing the attention of our business relations/multinationals to your residential property;
  • Scheduling and facilitating viewings;
  • Drawing up the rental agreement;
  • Collecting the rental fee for the first month and the security deposit;
  • Organising a check-in and check-out inspection.
  • Answering questions and providing advice during the rental period: our service does not stop after the handover of the keys;
  • Taking over responsibility for the management of your property.

Via a guaranteed rental service, Direct Capital offers you an ideal combination of a high rate of return together with absolute security. You receive a fixed rental fee from us each month, regardless of actual occupancy rates. After we sign the agreement, we immediately begin promoting your residence, and you receive rental income from us starting on the very first day.

BRIDGING PERIOD FOR SELLING YOUR PROPERTY

Short-term rental can serve to bridge the period that your property is on the market before being sold. This type of short-term rental offsets your monthly expenses via a fixed guaranteed rental income during the period that your house is on the market. If you have an attractive property, you can potentially also make a monthly profit. We make sure that your estate agent can show potential buyers the property in perfect condition, as our cleaning team leaves it behind in perfect shape before every viewing. Your period of notice for cancelling the rental agreement is 3 months, and this can be shortened if necessary for a small fee. In other words, you always retain the option – should the market improve in future – of offering your residential unit in a vacant condition to a potential buyer.
